File No. 2025027710 initiated by Credicorp Capital Sociedad Titulizadora S.A., as well as Report No. 1810-2025-SMV/10.2 of the General Supervision of Entities Intendancy; CONSIDERING:
That, in accordance with what is established in articles 300 and 313 of the Single Text of the Securities Market Law, Legislative Decree No. 861 and its amendments, in securitization trusts, the securitization company acting as trustee is the one that carries out the issuance of securities backed by the fiduciary trust assets; That, through Shareholders' General Meeting agreements of Crystal Realty 1 S.A.C. and Cristal Realty 2 S.A.C., held on February 25, 2025, the carrying out of an asset securitization process and the constitution of the Fiduciary Trust were approved, including carrying out the Issuance of Securitization Bonds up to a maximum amount of US$ 45,000,000.00 (forty-five million and 00/100 dollars of the United States of America); That, through writings submitted until November 26, 2025, Credicorp Capital Sociedad Titulizadora S.A. requested the Securities Market Superintendence (hereinafter, SMV) the registration of the securities denominated "Group Patio - Crystal Realty Securitization Bond Issuance" placed through a private offering, for secondary trading, in the Public Registry of the Securities Market and in the Securities Registry of the Lima Stock Exchange; That, the Third Complementary Transitory Provision of the Regulation on Registration and Exclusion of Securities in the Public Registry of the Securities Market and in the Trading Wheel, approved by SMV Resolution No. 031- 2012-SMV/01 and its modifying norms, establishes that until the requirements for secondary trading of a security issued through a private offering in a securitization trust are established, the provisions and requirements provided for in

The integrity of the document and the authorship of the signature(s) can be verified at https://apps.firmaperu.gob.pe/web/validador.xhtml the Law and the Regulation of Asset Securitization Processes, and, where applicable, what is established in articles 7 and 8 of the Regulation on Registration and Exclusion of Securities; That, according to what is stated in article 43 of the Regulation of Asset Securitization Processes, approved by Resolution CONASEV No. 001-97-EF/94.10 and its modifying norms, the public offering of securities within the framework of a securitization process, requires its prior registration in the Public Registry of the Securities Market; That, likewise, the aforementioned article 43 of the Regulation of Asset Securitization Processes, establishes that the registration of said securities, implies the registration of the fiduciary trust assets in the corresponding section of the Public Registry of the Securities Market; That, for such purposes, Credicorp Capital Sociedad Titulizadora S.A. has presented the Prospectus with all the information indicated in
article 45 of the Regulation of Asset Securitization Processes. Likewise,
said information complies with the Common Standards for the Determination of the Content of Informational Documents, in accordance with what is established in General Management Resolution No. 211-98-EF/94.11 and its modifying norms; That, Credicorp Capital Sociedad Titulizadora S.A. has complied with the requirements established in articles 44 and 45 of the Regulation of the Asset Securitization Processes and what is established in articles 7 and 8 of the Regulation on Registration and Exclusion of Securities, where applicable; and, Being in accordance with what is provided by article 19 and following of the Single Text of the Securities Market Law; articles 44 and 45 of the Regulation of Asset Securitization Processes; articles 7 and 8 of the Regulation on Registration and Exclusion of Securities, where applicable; as well as article 38, numeral 8, of the Organization and Functions Regulation of the SMV, approved by Supreme Decree No. 216-2011-EF. RESOLVES:
Article 1.- Order the registration of the securities
denominated "Group Patio - Crystal Realty Securitization Bond Issuance", which has been previously placed by private offering, as well as the registration of the fiduciary trust assets denominated "Group Patio - Crystal Realty Securitization Bond Issuance - Trust Assets – D. Leg. No. 861" and the registration of the corresponding Informational Prospectus, in the Public Registry of the Securities Market, under the responsibility of the Securities Market Superintendence.
Article 2.- The public offering of the securities that are issued
by virtue of the registration referred to in article 1, must be carried out in accordance with what is established in article 25 and, if applicable, article 29 of the Regulation of Primary Public Offering and Sale of Securities.

article 53 of the Regulation of Asset Securitization Processes and, where applicable,
what is established in articles 23 and 24 of the Regulation of Primary Public Offering and Sale of Securities.
Article 3.- The registration of the securities referred to in
this resolution, whose issuance derives from a private offering, has not involved administrative activities of verification or inspection, nor of audit of the information presented, nor an examination of the economic-financial situation of the issuer, in accordance with what is provided by article 21 of the Single Text of the Securities Market Law. Likewise, the registration of the aforementioned securities does not imply certification by the Securities Market Superintendence regarding their goodness, the solvency of the issuer, nor regarding the risks of the security or the offering; being the issuer responsible for the veracity of the information presented to the market, in accordance with what is established by articles 13 and 24 of the Single Text of the Securities Market Law.

Article 5.- Transcribe this resolution to Crystal
